An add-on for self-storage facilities

Turn the 10×20 that won't rent into your highest-NOI unit.

Line a vacant unit with tote racks and rent it out by the tote: about 135 paying spots in a single 10×20. We give you the software to plan it, label it, track every tote, bill every customer and run the visits. Your facility, your brand, and your management software stay exactly as they are.

The problem

Big units are the slowest to rent.

Large units sit empty longer, get discounted harder, and one move-out wipes out a big slice of rent. Meanwhile there are customers all around you who only need a few totes stored and would gladly pay more per square foot for someone else to handle it.

Small customers, premium rate.Tote customers pay per item, so the same square footage earns several times a drive-up rate.
Many customers, steady income. One unit becomes dozens of small accounts; a single move-out barely registers.
A new product to sell.Students, seasonal homes, military families and small businesses who'd never rent a whole unit.
How it works

Same building. A second product on top of it.

1

Pick a unit and a layout

Add the unit to the warehouse map, choose a ready-made rack layout, and the software works out every tote spot and shelf address.

2

Rack it and label it

Standard 48″ shelving sized to one tote. Print the slot labels on any printer. Every shelf position now has a scannable address.

3

Open for orders

Customers sign up on your site, sign the agreement, order totes and drop off at your counter or book a pick-up. Every tote is scanned in and billed monthly.

The math

What it adds to NOI and to your facility's value

Change any number. Added NOI capitalizes into value like every other dollar of rent.

Tote spots per unit135
Added NOI$1,417/mo
Added NOI per year$16,998
Value added at 6.5% cap$261,508

One-time racking and totes: $7,650 · pays back in about 6 months

8 ft ceiling, 23.5×15.7×13 in totes, five levels of shelving on three walls. Added NOI = tote revenue minus the unit's drive-up rent, minus the $149/mo plan; before labor, visit income and setup fee. An estimate; your numbers will differ.

Questions

Good to know

Do customers ever enter the unit?

No. Only your staff go into a converted unit. Customers hand off at your counter or their door, which is what lets you pack it this densely and keep it secure.

What totes and shelving?

Racks are sized around a 23.5 × 15.7 × 13 in attached-lid tote: three across on a standard 48″ × 24″ shelf, five levels under an 8 ft ceiling. You can set your own tote size and the layouts adjust.

Does it replace my management software?

No. It's an add-on for the valet side only. The unit stays rented in your system; everything inside it is handled here.

Do I need a label printer?

No. Labels print on weatherproof sheet labels from any printer. A thermal label printer is faster, and crews in the field just scan pre-printed labels.

Do I need trucks?

No. Start with counter drop-off and collection. Add at-home pick-up when demand is there.

Is it under my brand?

Yes. Your name, colors, domain, prices, agreement and email. Your customers never see ours.
